Best Roofing Companies in Seattle and Vancouver, BC, According to ChatGPT, Google and Perplexity
Audit date: November 2, 2026 (one run per city, answers recorded between 9:11 and 9:30 AM PT)
When we asked AI engines about roofers in Seattle, ChatGPT named Three Tree Roofing more than any other company. Perplexity’s most-named roofer was Valentine Roofing. Google, for most of the questions, showed no AI Overview at all. Those are the headline results of two Beket AI market audits run on November 2, 2026, in which we asked the three engines the same 25 unbranded roofing questions in Seattle and in Vancouver, BC.
The two cities told different stories. In Seattle, five of the six most-named roofers showed up on all three engines. In Vancouver, ChatGPT produced most of the names and the engines agreed less. Every number below is from the data the engines returned on that day. AI answers change over time, so read this as a snapshot.

The results at a glance
| Seattle | Vancouver, BC | |
|---|---|---|
| Questions asked | 25 shared + 4 the audit added | 25 shared + 4 the audit added |
| Answers returned | 71 | 57 |
| Google AI Overviews shown (of 25) | 10 | 8 |
| Roofing companies tracked (named 2+ times) | 38 | 32 |
| Most-named roofer | Three Tree Roofing (29 mentions) | Millwall Roofing (18 mentions) |
| Roofers named by all three engines | 9 | 5 |
| Source links in the answers | 609 | 389 |
Source: Beket AI market audits, November 2, 2026. Mention counts cover all 29 prompts per engine. Roofing manufacturers, retailers and directories are left out of the roofer counts.
One gap to keep in mind: in Vancouver, Perplexity returned answers for only 17 of the 25 shared questions and none of the 4 added ones. We tried to fill the gap with a re-run, and it failed. Vancouver’s Perplexity totals are therefore lower than they would otherwise be, and we don’t compare them directly with Seattle’s.
Seattle: the top names held up across engines
Across ChatGPT, Google AI Overview and Perplexity, the Seattle audit tracked 38 roofing companies. The five most-named were:
| Roofer | Total mentions | ChatGPT | Google AI Overview | Perplexity |
|---|---|---|---|---|
| Three Tree Roofing | 29 | 23 | 2 | 4 |
| A Better Roofing Company | 19 | 6 | 6 | 7 |
| Tekline Roofing | 17 | 13 | 4 | 0 |
| Valentine Roofing | 15 | 3 | 1 | 11 |
| RoofSmart | 12 | 3 | 2 | 7 |
Source: Beket AI audit, Seattle, November 2, 2026. Rainier Roofing Company tied RoofSmart on 12 mentions. The other 32 roofers had 9 mentions or fewer each.
A Better Roofing Company had the most even spread, with 6 to 7 mentions on each engine. It was also named first in an answer more often than any other Seattle roofer (6 times), just ahead of RoofSmart (5). Three Tree Roofing topped the overall count, but 23 of its 29 mentions came from ChatGPT.
Nine roofers were named at least once by every engine: Three Tree Roofing, A Better Roofing Company, Valentine Roofing, RoofSmart, Rainier Roofing Company, Diamond Roofing & Construction and three others.
Vancouver: ChatGPT did most of the naming
The Vancouver audit tracked 32 roofing companies. Here are the top five:
| Roofer | Total mentions | ChatGPT | Google AI Overview | Perplexity |
|---|---|---|---|---|
| Millwall Roofing | 18 | 18 | 0 | 0 |
| All Star Roofing | 17 | 14 | 2 | 1 |
| GVRD Roofing | 14 | 12 | 0 | 2 |
| Paragon Roofing BC | 12 | 5 | 5 | 2 |
| Alphanova Roofing | 12 | 11 | 0 | 1 |
Source: Beket AI audit, Vancouver, BC, November 2, 2026. GVRD Roofing combines two spellings the engines used. The other 27 roofers had 10 mentions or fewer each.
All 18 of Millwall Roofing’s mentions came from ChatGPT. Neither Google AI Overview nor Perplexity named it in this run. Cooper Roofing (10 mentions) was also ChatGPT-only. Paragon Roofing BC was the most balanced of the leaders, with 5 ChatGPT mentions, 5 AI Overview mentions and 2 from Perplexity. Its website, paragonroofingbc.ca, was the only roofer site among the five most-cited domains in the Vancouver answers.
Only five Vancouver roofers were named by all three engines: All Star Roofing, Paragon Roofing BC and three others. Twelve were named by ChatGPT alone.
How the three engines differed
The engines didn’t just rank the same roofers differently. They often named different roofers altogether.
| Engine | Seattle top three | Vancouver top three |
|---|---|---|
| ChatGPT | Three Tree Roofing (23), Tekline Roofing (13), Guardian Roofing (8) | Millwall Roofing (18), All Star Roofing (14), GVRD Roofing (12) |
| Google AI Overview | A Better Roofing Company (6), Tekline Roofing (4), Orca Roofing & Exteriors (3) | Paragon Roofing BC (5), Valley Metal Roofing (3), Emmax Roofing (3) |
| Perplexity | Valentine Roofing (11), State Roofing & Exteriors (8), A Better Roofing Company (7) | Crown Roofing LTD (4), GVRD Roofing (2), Paragon Roofing BC (2) |

A few patterns stand out:
- ChatGPT named the most roofers. It mentioned 33 different tracked roofers in Seattle and 28 in Vancouver, more than either other engine. That fits BrightLocal’s study of 200,085 local AI searches, which found ChatGPT averages 4.1 businesses per response against 2.5 for Google’s AI Overviews.
- Google mostly stayed out of it. Google showed an AI Overview for 10 of the 25 Seattle questions and 8 of the 25 Vancouver ones. In Seattle, “best roofing companies in Seattle WA” got no AI Overview. In Vancouver, “best roofing companies in Vancouver BC” did. None of the 10 neighbourhood and suburb searches, such as “roofers in Bellevue WA” or “roofers in Burnaby”, got an AI Overview. The ones that did leaned toward practical questions about permits, licensing checks, costs and moss removal.
- Perplexity linked the most sources. In Seattle its 29 answers carried 410 source links, against 96 for ChatGPT and 108 for AI Overview. Four of its top five Seattle roofers (Valentine Roofing, State Roofing & Exteriors, A Better Roofing Company and RoofSmart) also had their own websites among the 10 most-cited domains in the Seattle audit.
- Agreement was partial. In Seattle, ChatGPT and Perplexity both named 18 of the same tracked roofers, and 9 roofers were named by ChatGPT only. In Vancouver, 12 roofers were ChatGPT-only.
This lines up with what larger studies report. BrightLocal found that ChatGPT’s business picks overlap only 19% to 20% with either Google AI surface, and that repeating the same prompt gives a similar set of businesses only 21% to 33% of the time, depending on the engine. A roofer that is missing from one answer may show up the next time, and the reverse is true too.
What the engines cited
The Better Business Bureau was the most-cited domain in both cities (48 links in Seattle, 32 in Vancouver). After that, the source lists split along the border:
| Rank | Seattle domain | Links | Vancouver domain | Links |
|---|---|---|---|---|
| 1 | bbb.org | 48 | bbb.org | 32 |
| 2 | lni.wa.gov | 30 | google.com | 22 |
| 3 | seattle.gov | 25 | vancouver.ca | 21 |
| 4 | abetterroofing.com | 24 | rcabc.org | 19 |
| 5 | getroofsmart.com | 24 | paragonroofingbc.ca | 13 |
| 6 | secure.lni.wa.gov | 24 | angelglass.ca | 8 |
| 7 | google.com | 23 | gaf.ca | 8 |
| 8 | thumbtack.com | 20 | renoquotes.com | 8 |
Source: Beket AI audits, November 2, 2026, all answers. Washington State’s Department of Labor & Industries appears twice in Seattle because the engines linked both lni.wa.gov and its contractor lookup at secure.lni.wa.gov.
In Seattle, government pages did a lot of the work: the two Washington L&I domains and seattle.gov together drew 79 links. In Vancouver, the City of Vancouver (21) and the Roofing Contractors Association of BC (19) filled the same role. Roofers’ own websites made both top-10 lists, which matches BrightLocal’s finding that business websites supplied 42% of the 1.9 million citations it analyzed.
When Vancouver, BC drifted to Vancouver, Washington
We set the Vancouver audit’s location to Vancouver, British Columbia. Even so, ChatGPT’s answer to “affordable roofers in Vancouver” cited Washington State’s contractor verification tool and a Thumbtack listing for Vancouver, Washington. At least that answer seems to have drifted to the US city of the same name across the Columbia River.
That’s a practical lesson for any business in a city that shares its name with another. Spell out “Vancouver, BC” (or the neighbourhood, such as Kitsilano or East Vancouver) on your service pages and listings, so an engine doesn’t have to guess.
What homeowners should check, whichever engine they ask
AI answers about roofing mixed two kinds of questions: who to hire, and what rules apply. The rules are easy to check at the source.
In Seattle and Washington State
- Every construction contractor in Washington must be registered with the state and carry a bond and insurance. For a specialty contractor such as a roofer, the bond is $15,000, according to the Department of Labor & Industries. You can look a company up with L&I’s verify a contractor tool.
- The City of Seattle says a re-roof permit isn’t needed for one- and two-family homes and townhouses when the building envelope doesn’t change. It is needed for commercial and multifamily buildings, and for repairs over 500 square feet.
In Vancouver and BC
- The City of Vancouver lists “installing roofing, gutters, or drain-pipes” among work that doesn’t need a permit. Check the page for the details of your own project.
- WorkSafeBC recommends that homeowners hiring a business confirm it is registered and paying premiums by getting a clearance letter. If it isn’t, the customer could be held responsible for its premiums.
- The RCABC’s RoofStar guarantee is offered only through member contractors. It is backed by the contractor and the RCABC Guarantee Corp, which takes over the guarantee if the contractor goes out of business.
What this means for roofing companies
More homeowners now ask AI before they call anyone. BrightLocal’s 2026 Local Consumer Review Survey found that 45% of US consumers had used AI tools for local business recommendations. Based on these two audits, a few things seem to matter:
- Check each engine separately. Several Vancouver roofers did well on ChatGPT and didn’t appear on the other two. A single check on one engine would give them the wrong picture.
- Keep your listings complete. BBB was the top source in both cities, and directories such as Thumbtack and Yellow Pages also showed up. Our comparison of Bing Places, Google Business Profile and Apple Business explains which listing feeds which engine.
- Answer the practical questions on your own site. Google’s AI Overviews in this run favoured permit, licensing, cost and maintenance questions. A clear, local page on “do I need a permit to replace my roof in Seattle” gives the engines something to cite. Accurate LocalBusiness schema markup helps them match the page to your business.
- Name your city and region plainly, especially if you share a city name with somewhere else.
The same patterns turned up in our earlier local studies. See what nine local AI recommendation studies found in 2026 and our study of which Seattle plumbers AI recommends.
How we ran the study
We ran two Beket AI market audits on November 2, 2026, one with its location set to Seattle, Washington, and one set to Vancouver, British Columbia, both in English. Each asked ChatGPT, Google AI Overview and Perplexity the 25 unbranded questions listed below. None of them named a business. The audit also added 4 longer discovery questions of its own in each city, which are listed too.
A “mention” is a business named in an answer. We merged two name variants (GVRD Roofing and GVRD Roofing Inc. in Vancouver, Team Roofing Northwest with and without “LLC” in Seattle). We left roofing manufacturers (GAF, Owens Corning and CertainTeed), Home Depot and the HomeStars directory out of the roofer counts. The audit’s leaderboard tracks businesses named at least twice in a city, so roofers named only once aren’t counted.
This is one run per city, and it reflects the data the engines returned on that day. AI answers change from run to run and over time. Any business that would like us to run the questions again can ask, and we’ll share the new results.
